Frequently Asked Questions about Stapleton Development....

Who takes care of the Westerly Creek Park?

Westerly Creek is part of the regional park system that is under the jurisdiction of the City of Denver.
We encourage residents to voice their concerns and questions to the city and Mayors office by dialing 311.

Is anything being done (i.e., community outreach) to increase diversity of homeowners?

Forest City’s marketing efforts conducted with its homebuilders utilize a number of channels in the minority community designed to promote diversity at Stapleton. Forest City also works closely with the Housing Diversity Committee of the Stapleton Citizens Advisory Board and the City and County of Denver to provide information about home buying opportunities and rental homes at Stapleton.  For more information, call Tom Gleason, Vice President – Public Relations for Forest City Stapleton, Inc.  at (303) 382-1800.

When will Smith Road be complete from Havana to Quebec?

Although the Stapleton Development Plan envisions the extension of Smith Road east to Havana, there is no current timetable for that to happen.

Will the parking structure (used by RTD and DIA) on MLK be torn down or renovated?  If so, when?

While a timetable is not yet certain, current plans call for Forest City to redevelop the structure once the RTD park-n-ride is relocated north to Smith Road where a new “multi-modal” facility serving bus, auto, rail, bicycle and pedestrian transportation  is planned  immediately east of Wal-Mart in Quebec Square.

What role does the Stapleton Security play within the community?  If we see someone/something suspicious, especially in new construction areas, can we call Stapleton Security to check it out?  If not, what is their role, other than driving around?

Anyone who sees suspicious activity in any area of Stapleton is encouraged to notify the Denver Police by calling 911.

When will the Westerly Creek bike path be extended to connect to Sand Creek?

Extension of the Westerly Creek bike path to Sand Creek cannot be completed until the 35th Avenue bridge is constructed over  Westerly Creek and the  environmental remediation west of Westerly Creek is completed.  There may be some temporary connections from the residential development in Filing 12 (east of Westerly Creek and north of MLK Boulevard) by summer 2006.

What will the connectivity be between Stapleton south of I‑70 and the new housing and commercial north of I‑70?

A new interchange is tentatively scheduled to open on Interstate 70 approximately at the point where the old Cargo Road crosses over the interstate by late 2010..  Central Park Boulevard will connect Stapleton north and south of  Interstate 70 utilizing that interchange.  Existing connections include Quebec and Havana streets.

What organization is responsible for street lights?

The installation and initial power-up of streetlights is the responsibility of the Park Creek Metropolitan District. After streetlights are installed and operational, they become the responsibility of Xcel Energy.  To report a light that is not working, copy down the number on the pole that identifies the light and call Xcel Energy at 1-800-895-4999.

What is Colorado Studios?

Located in a former general aviation terminal and hangar complex along Central Park Boulevard on southern Stapleton, Colorado Studios is one of the nation’s most sophisticated centers for high definition television services.  For more information, call (303) 388-8500 or send e-mail to info@coloradostudios.com.

What is happening to the parcel next to Bladium? Jim Chrisman of Forest City mentioned that Bladium has an option to buy it but probably will not exercise that option.

Bladium chose not to exercise its option.  Forest City is evaluating what to do with that parcel of land at this time.

Any plans for a Toys 'R Us or better yet, a Babies 'R Us?

Forest City is conducting a wide search for specialty retailers throughout the U.S. to be added to Stapleton.  The details regarding the scheduled opening of these tenants are typically not released until the retailer has signed a contract

Will a third  DPS school be built in the area southeast of the Eastbridge Town Center?

The Stapleton Foundation and Forest City are working with Denver Public Schools to analyze projections about population growth  and the demand for a third DPS school south of Interstate 70.  No decision has been made at this time.

Are small circulator buses through development planned to connect to main RTD lines?

Circulator buses are a possibility.  The decision will be made by RTD once the demand is there.

Can anything be done about trains' whistles/signals (especially during the night)?

Federal regulations now allow cities to silence train horns.  For more information, visit www.fra.dot.gov.

What is the plan for the old control tower?

The former control tower has been stabilized for a future use that has not yet been determined.  Unfortunately, there is insufficient room at the top of the tower for a restaurant, which is the most frequent suggestion.

Is there going to be a post office within Stapleton?

Forest City has spoken to the U.S. Postal Service  (USPS) about bringing a post office to Stapleton, but  to date those discussions have not been conclusive due to USPS budget constraints.  Please keep in mind that there is a 24 hour full service general mail facility at  53rd and Quebec, on the western edge of the Northfield Retail Center..

When will RTD bus service come/exist on 29th Ave. to Beeler as originally stated by visitors center in 2003?  I hope it will be soon.

Bus service on 29th Avenue will not be possible until MLK Boulevard has been completed to Peoria.  Contact the Stapleton RTD Board Representative Chris Martinez at 303-299-2303 for more information.

Are there any plans to put up gate, making Stapleton a gated community?  It would reduce crime!

No.  The development plan for Stapleton that was created by the citizens of Denver places a priority on integrating Stapleton into the surrounding urban neighborhoods.

Are there plans for a golf course?

The Stapleton Development Plan envisioned a golf course north of Interstate 70, but there is no timetable for the design and construction of that facility as of this time.

What type of housing is planned for the SE corner of MLK and CPB. ?

Most likely multi-family housing designed to fit well with the adjacent single family housing, but those plans are subject to change.

What type of housing is planned west of Beeler and MLK?

Most likely higher density multi-family housing, but those plans are subject to change.

Is Beazer coming back as a builder?

There are no plans at this time.

Are there any plans for any more retirement type facilities?

Not at this time, but Forest City is willing to consider any realistic proposal.

Is there anything being done to work with the Mayor on plans to end homelessness?

Forest City is donating a limited amount of acreage to affordable housing providers such as Mercy Housing Southwest to provide very low income housing.  Mercy’s Parkside Housing at Stapleton, which received donated land from Forest City, does provide housing to formerly homeless families.

What is being done in terms of environmental cleanup?

What is the type of cleanup and where?

The City and County of Denver is responsible for the cleanup of any known environmental conditions as required by State of Colorado environmental regulatory agencies before the Stapleton property is sold by the City for development.  For further information, you may obtain the Environmental Initiatives at Stapleton brochure and a Summary of Environmental Conditions related to the areas of Stapleton currently under development from the builders or by calling or visiting the Stapleton Master Community Association Office, located at 2823 Roslyn Street at 303.388.0724 or email at info@stapletoncommunity.com

Are there light rail plans for Stapleton?

Yes. The FastTracks program includes a rail connection that is likely to be “commuter rail” (diesel-electric rather than overhead electric power) between Downtown Denver and Denver International Airport via the rail corridor that passes through Stapleton along Smith Road.  A rail station is planned to be part of a new multi-modal transit station in the area of Smith Road and Ulster.

Will there be a library?

Yes.  Voters approved a bond initiative for a new library at Stapleton and Forest City is currently engaged in negotiations with The Denver Public Library (DPL) about a site on Central Park Blvd at Xanthia, south of the REMAX building.

What are the police management plans for Stapleton?  We will still be in District 2?  Will we have our own precinct?

Stapleton south of Interstate 70 is in District Two, while Stapleton north of Interstate 70 is served by District Five.  There are no plans for a special district for Stapleton.at this time.

How can I report areas of speeding or construction traffic where it should not be?

To report speeding, contact Denver Police Traffic Operations Bureau at 720.865.6905.  To report problems with construction traffic, contact Tom Gleason of Forest City at 303.382.1800.
